Yes, rates & terms are reasonable. what is your current mortgage rate? If it's aggressive, I would call around looking for HELOC options. HELOC can be difficult to obtain for investment properties but I've done it in the past.... worth a look if you're going from say 4% rate to 7.25% + $16K fees

I recently spoke with a company called "A better funding" regarding a loan for my single family rental property portfolio.  They offer what seem to be very attractive terms.  I have been unable to find much info on them online so was hoping the BP community may have some experiences to share.  Thanks in advance!

Hi Aaron, 

I own a number of properties on the island and find Portsmouth the best for my rental model.  

As an aside I have a new renovation in Easton's Point (middletown near the beach) I'm using for myself this summer but looking for an off season renter... not sure if you already have housing secured.

Professional tenants know the laws better than anyone.  I suggest you get rid of this person when the lease is up.  Be sure to follow all the procedure, notices etc... Even when a lease is up it still requires a bit of work and follow up to get them out.  Be sure to use a lawyer, it's worth having a 3rd party involved that knows the law and can verify dates & communications.

I received a notice from IRS regarding tax year 2016, they are asking for over $30K adjustment.  Anyone have a CPA or professional they have used to challenge this type of action?  Thanks.
