Hi- My husband and I have built/sold 1 spec home in DFW and a second sale is pending. Both profitable and we want to scale up now. We have a great GC whom we trust and who does our builds. We are open to working with equity partners to do more deals. We currently operate under an LLC. We would form a new LLC for each new joint venture with equity partners. Our current LLC would be a member of the JV LLC and each equity partner would be a member (via an LLC of their own). Profits would likely be split in proportion to capital contributions. Any advice/suggestions from people who have executed this deal structure successfully? Also would love to connect with folks interested in DFW build/sell or build/hold

Hi Everyone- Sorry for the delayed follow up on this and thanks to all who reached out. I'm going to be more active on BP now and would love to connect and exchange ideas. Our second new build is going well and should sell soon. Going forward we are considering partnering with other investors. Any suggestions on structure? I'm thinking of forming a new LLC with our current LLC as a member and any other equity partners (or their LLCs) as members. Has this worked well with build/sell build/hold or flips?

Hi Suhail- My husband and I own an LOC and build spec homes to sell or hold in DFW. We have done two projects on our own and are now considering some partnerships. I would recommend you/your brother create and LLC, your partner create his own LLC and then form a 3rd LLC with your two respective LLCs as members. This is the structure we will likely pursue. That way you can form a new LLC for each new deal and exit the partnership when you sell. Anyone with experience have advice on this structure? I think 50/50 split is fair given all the work/time that goes into new construction for the partner doing all the leg work. Good luck!

Hi Everyone:

I have not posted often but I want to introduce myself and my company. We (my husband and I through our LLC) are real estate developers in DFW with the goal of purchasing raw land and building single family and, ultimately, multi-family homes to sell.

So far this year, we built and sold a 4/2 bread and butter home in Ft. Worth and it was a very good first deal for us. We are now purchasing a single lot in a gated community in Arlington with plans to build a bigger but still reasonably priced single family home and immediately sell it.

We live in Dallas so we are pretty familiar with the market and personally oversee the projects with our trusted builder.
