 Most if not all lenders will require you to wait until 10/1 then.

That doesn't sound normal. It's best to use an intermediary service for this so no one ever has your bank account information.

 Mark, when you hand a check to someone to pay a bill, did you give them your bank account details? Look on the bottom of your checks.

Yes Jeff, I understand that account numbers and routing info are on the bottom of checks. However, 1) I write very few checks and when I do they go to reputable receivers (municipalities, etc.) and 2) I don't write checks to my tenants.

@Shea Spinelli

You'll eventually notarize closing documents.

@Shea Spinelli

If you're the sole member of the LLC, you have to sign the contract using your name. Typically documents will have to be notarized, and you can't notarize an LLC, you can only notarize a person. If there is more than one member of the LLC, the authorized signor of the LLC will sign.

@Rachel Fazio

I would say this is certainly acceptable. As you know the agent doesn't get paid until you would actually buy something. If they've showed you a bunch of properties, and you're not buying one, they've spent a lot of time and effort with no results.

@Rich Johnson

You can buy the property without a clean CO. You can get a CO with deficiencies on it, and fix it within a certain amount of time period.

Almost every smaller bank in the Lehigh Valley will accommodate investors. Most will require that property be held for 6 months before you do a cash out. Some will allow a direct cost refi meaning if you have $60,000 invested and it appraises for $100,000, they will allow you to refi your $60,000 back out.
