Yellow Letters work the best to talk to a lot of owners. Yellow Letters, Red Writing and Invitation Sytle Envelope. I'm getting 20%!

I ordered yellow corrugated signs from ebay (blanks). Then went to Home Depot and made the stakes. Youtube has a good video on how to do it and save a little $$$.

I forgot to give you my process:

[list]1. I also listen to them on the phone. Is it "busy" in the background with yelling and screaming going on?

2. Do they arrive on time (I also notice their car, which does tell you a lot).

3. Who comes with them to the appointment? I get women calling and saying the apartment is just for them and their 2 kids and then 1 man and another woman also show up.

4. They must fill out an rental application and I charge them $25 to process the application (the service charges me $17).

5. The service gives a listing of credit, criminal, and rental history via the web in about 30 seconds.

6. Just like TC, I am not as concerned about the credit as I am about their income.

7. I then call their existing landlord and employment.

8. Also, I want to know and really understand why are they leaving their current apartment. When someone says that they need to move in immediately, I get very suspicious (think eviction or just laziness).

9. If they are on public assistance, I want to personally speak to their case worker to confirm this apartment will work for the tenant.

10. If they ask for any financial payment plans or other, I am very skeptical and will probably not rent to them.

Great Plan! I think I am going to start doing this.

The 80/20 rule is everywhere. Dang statistics always come out true :) And everyone says statistics are lies in disguise :)

Post: Craigslist for selling your house??

Definitely depends on your location as said above. I personally market on Craigslist in Phoenix, AZ and have sold many homes from this alone. Craigslist works even better than the MLS sometimes :)

I would put it on anywhere though. That and use Postlets, Sawitonline to make your ads.

You can also try posting it on BackPage as well.

Hope This Helps!

I would disagree with both. I have a real estate license in Arizona and did some real estate there for about three years. Found a few contacts and started handling some marketing with a couple condo conversion companies. I am now handling everything online and over the phone and still making plenty of referrals. There is also investment companies you can work with that will pay you for your referrals.

Get a lead generating website or websites and market away!

I also run a For Sale By Owner Listing service AZFSBOSearch . com from my home with a marketing partner in Arizona.

All Real Estate, All Making Money from home. Never had to meet one person!

Can it be done? YES.

I was 19 when I first started. Bought a home for my wife and I. Moved up couple years later and rented the home out while it built value. That got me familiar with the sales process of buying a home. Became a Realtor sold many homes and have done a few investment properties since then. Has been going great ever since. Be prepared for mistakes as they will always find you :)
