BiggerPocket Family, 

I recently renovated two family property in Staten Island, NY and currently looking for an RE agent and property management company that works with rental assistance programs such as section 8/cityFheps. I have experience with section 8 and cityfheps in NY and PA but this is my first property in staten Island and would like to build connections in the area.

@Alexey Vedernikov The property does not have a CO. Property was constructed before CO's were required but is listed as a two-family. DOB also doesn't have blueprints of the building or formal classification of the space. Based on the blueprints of the other surrounding properties, I assume it would be classified as a cellar, however, ceiling height is 7ft and there is a second exit. The entrance is also streetlevel. 

Yes, there was an ECB violation that has been cleared.

I have a two family townhouse in Bronx, NY that also has an illegal basement. Can anyone recommend a good architect that can tell what it would take to legalize it?

I am looking for a lender who can write a mortgage for a rental property for an LLC. I am buying a rental property located in Allentown PA. The property is renovated and ready to rent. The purchase price is $75K and I would like to put down 25-30%.

@Brandi Graham I am no expert but I have done 4 deals and personally speaking if you have 30-50k to pay a mentor you can use those same funds to do your 1st deal. You will learn all you need to know. It may have a few more challenges but you can access the same info here posting questions on BP forums and at the end you'll own an asset that will pay you instead of you paying someone else.

Struggle through the 1st one and you will know if you need a mentor. If so, refinance the property and let your tenant pay for it, LOL!

Lastly, ask yourself, are you considering a mentor to making the path to financial freedom easier? If so save your money. There are no easy solutions. If you have hard work, perseverance and the courage to ask for help when you are unsure you can do it!
