I have buyers using FHA loans to purchase their house hack; they can be a great option! The trick is to refinance out of an FHA loan when rates drop or when you have enough equity to drop PMI.

Hi Ben, if you are receiving financing, I suggest consulting a loan advisor as an initial step to help you determine your purchasing power. You can also do a basic calculation using online tools.  Once you have an idea of your purchasing power, that will narrow your search area. 


There are many neighborhoods in Los Angeles county, and an experienced real estate agent will assist you in exploring the available areas within your budget with investment properties that align with your goals.

Once you have identified a few neighborhoods, evaluate investment properties by delving deep into the numbers, engaging in market analysis, and gauging return-on-investment potential. I consider key aspects like location, local economic progressions, financing, and landlord requirements.

Even with its many nuances, Los Angeles offers an excellent opportunity for investing -especially once you get the hang of them!

Hi! A title company can provide you with addresses. They typically do not charge but, in return, they appreciate being used for your title insurance policy when needed. Congrats on getting your letter figured out!

Hi! We charge an additional fee for MTM terms. It’s usually market rent + $100 per month.

You could also extend their lease until February at market or their current rate. Extending until Feb/March will ensure that you won’t have a vacancy during the slow season.

People traveling with children often avoid condos because they want outdoor space.

If the condo is on the first floor with direct access to the beach you can capture travelers who want private outdoor space plus beachfront.

Read the CC&R's carefully. Keep in mind that you are at the mercy of the HOA if you decide to buy the condo.

@Scott M. I completely agree with this. Circumstances change. I’ve had tenants say that they plan to stay for years and only a few months later vacated due to a job change or relationship change and so on. In my case, lease breaks aren’t terrible since the tenant is responsible for all turnover costs and the rent until the new tenant moves in but I have far too many examples of a “long-term tenant” moving before the lease expired.

@Kimberly Carver there are portable AC units that sit on the floor.
