Hi Mitch, welcome to the BiggerPockets community! Check out Columbus OH because the macroeconomics here is great! Jobs and population are growing and many bigger companies like Google Honda, Intel, Amazon, etc are moving and developing here. A lot of my out-of-state clients (many of them from Califonia!) have been successful in purchasing BRRRRs and flips. Additonally, purchase price points are cheap - you can still find $120k-$180k deals here in Columbus. Happy to connect and answer any questions you may have.
