Afternoon BP,

I have a quick question or two.

1. What would you refer as to obtaining a real estate license in CA? Online process or live classes? 

I do have a career already so classes would be difficult but I could do them on the weekends if it's truly better. 

2. What are some good sites(if online is better) or schools to attend for this? I live in Victorville CA.

Thanks all, the BP network seems powerful and I purchased my first book to get me started with the research piece. 

Being a manager for some time now I do know that I would not be strong as a contractor performing rehabs and what not so need to find my place in this venture. 

I am strong at building teams and understanding people's strengths and weaknesses. So I think I will need to be someone who is involved selling properties or along that side of the business.

While in my current home I do feel we didn't get burned but also didn't get a great deal. Ideal to rent this home out and look for another property? Or best to sell and start over? I kind of like the thought of hold and buy properties as I do have a career curently, that may change soon and I will be forced to take on REI full time if the worse case occurs.

Hello BP,

I am just here to post as a newer member who is like many interested in real estate in general. 

A little about myself as this is an introduction. 

My name is Mitch and I am one of those Americans who has done something for the last 10 years, and now have suddenly come to the conclusion that I want something different. 

Working for a greedy corporation making them literally millions of dollars over the last decade and I have been given a very tiny piece of it as a ground up developed manager today.

While I don't have the education some would think I would have needed to do this job/position. I have now experiance running business for the last 11 years. For that I say thank you terrible company I will not mention. They know who they are lol. 

At the end of the day I have 3 daughters who have not been able to enjoy much time with me and they are only 6, 4, and 2. My job has been traveling me everywhere during my employment fixing non performing areas and developing managers to do the same or in some cases better than I have. 

I want to spend more time home and less traveling.

I bought a home that I have lived in for over a year now and want to really try and make enough money to provide for my family using real estate. I'm 

My question is what would be a good direction if you were me? 

1. Should I hold on to the property and rent it out? 

2. Should I sell it and start to look at better options? We have a FHA loan and made all payments on time to this point. When we bought the home we paid at value once the appraisal was done so we have some equity I would assume after a year. We upgraded the AC and HEAT to central heat and air. And also had solar panels installed being we live in the desert. This was done with a hero loan.

3. I may be losing my job so would need advice soon, thanks for any input good or bad lol. My boss is a real duche bag.

When I purchased my home I am in now my monthly payment became 1500 a month. I probably can't rent for that much. I would consider trying to rent it though, just what would be a good way to move forward at this point?

So the communication of reducing my MPI would still be a refi scenario basically? Anything to reduce my monthly mortgage would be helpful.

Good morning BP,

I have a question about my current loan. 

I purchased a home about 6 months ago via a FHA loan. I have received a notice about having my PMI reduced or removed. Good news to me up front.

I recently found that real estate investing is something that really interests me. Mainly rental income properties for long term purposes. I am full time employed in retail so I am currently saving 10% of my salary to start purchasing homes at he end of he year. 

My question is should I try to refinance my current FHA to a conditional loan or stay in an FHA? I plan to have about 8500 at the end of my savings plan which should be around November for my first rental property. I have heard that I can have 1 FHA loan at a time and may want to use that process to get my first income rental property. Am I making any sense? New to all of this as my first home purchase 6 months ago was the first time I was exposed to any real estate experience.

Any help would be greatly appreciated.
