This is super helpful, thank you!  Would you have or know where I could find an example lease to use as a starting point?

I have a single-family house in Minneapolis that I've been approached by a couple of parties interested in using it as a group home. Right now we're inquiring with our insurance provider to validate proper coverage, checking with our rental license if it covers uses like this, and working through what a lease would look like.  Any recommendations?  Is it common to charge more? What kind of lease provisions?  What pitfalls are their to watch out for?

Thanks for the insight James! I too like to keep my properties at an above-average condition so that's good to hear.  Any particular areas that you would care to elaborate on that you would suggest staying away from?

Does anyone have any experience with owning and operating rental properties in Richfield, MN?  I've had an 11 unit come across my desk, but have no experience with this city.  I would be wondering things like how the city is to work with?  What kind of applicants do you tend to see?  Any unusual restrictions?  How is the rental licensing and inspection process?  Any special requirements when it comes time to sell a property?  Anything else I should know?  Thanks in advance for any insight!!
