The value of the property would be determined based upon comparable sales. NOI wouldnt much factor into the value until 5+ units.

Check out Northwest Indiana as well. Great cash flowing market. The local economy is doing great. That being said our properties definitely will not appreciate at the rate of San Diego! lol

I have connections to some great property management groups in the area as well. I self manage but I could point you towards one in particular that I trust.

Hey @Sean McKee I want to preface this by saying, I don't own any units in EC myself but just judging by how many units are always available in EC I would say vacancy may be a concern.

I am not an expert on LA or Crenshaw but I would say if you are looking for a safe investment I would urge you to leverage whatever property you do decide to buy. If you park $1M in 1 asset it could go south. All your eggs are in one basket. Consider spreading that $1M over multiple properties. Diversifying across multiple properties in different markets will mitigate your risk.

I would recommend Lake County, I would stick to a couple cities..Crown Point, Winfield, Lowell, Cedar Lake, Munster.

These towns are seeing population growth, have low crime, and great schools

Hey @Zhenchen W.! Congratulations on deciding to invest. I would say focus on finding a property that will cash flow well. You can stack the cash flow from that deal + your savings to grow your portfolio on property at a time. You can refi those properties and use that equity to purchase a property in an area that appreciates more but maybe doesnt cash flow as well.
