@Mark Maly mostly cosmetic (paint, carpet, new shower, replacing appliances). 

I recently placed a condo here in Omaha, Nebraska under contract and I am looking to get some quotes. Does anyone have recommendations for remodeling contractors that they have used?

Your best school districts are going to be Elkhorn, Millard, and Papillion like @Anthony Cliffords mentioned. Elkhorn may get a little out of your price range, so I would recommend the Millard area. Very family friendly with great schools, and good area for employment as well.  I recently bought a single family home with similar criteria that you're looking for and while it is very competitive for that type of home the deals are still out there. It's a matter of having boots on the ground to get you these deals quickly. There are still some great properties if you head more north toward Maple St. Hope this helps!

I am doing my first house hack next month and I have 2 extra rooms to fill in a single family home. I am going back and forth on whether i should do a 12 month lease or month-to-month lease for the two tenants. 

Any recommendations? 

The house ended up going for more than asking which was over $139k. The market here right now is hot. On to the next one!

I am estimating repairs to be in the 7k-10k range, just from what I saw in the showing. The investor selling it has never seen the house in-person and he is looking to offload the 2 properties he has in this state. 

I went in very low at 115k, with an escalation clause that will cap it out at 131,500. There is one other offer on the table right now. It sounds like the home should go under contract today so we will see. This offer is accounting for worst case scenario on repairs out of my pocket. 

Here goes my first BP post!

I just looked at a property today that was purchased in June 2017 at 140k and the owner had some bad tenants that trashed the place. He now wants to get rid of it and is asking 139k. The house needs new carpet and paint throughout. He wants to sell it "as-is", but is willing to negotiate more on price after the inspection. I do not have the capital to fund the repairs if I were to purchase, so would it be better to offer low based on the repairs? Go in close to asking and try to negotiate more after inspection or get him to cover the repairs out of pocket? 

Also I am planning to live in the house for 6-12 months. Any ideas are appreciated! Thanks!
