I didn't see anybody address what may be a common mistake. If you are experiencing high turnover with costly repairs it may be necessary to update/improve the units, raise the rent, and enjoy better tenants. They will usually stay long-term, pay on-time, appreciate your work, and not cause damage/cost you money. If you are operating at the lower end of the market, you will only attract the lower end of the Tenant pool.

I have a cluster of 5 houses, with 20 bedrooms. This is an off campus student rental investment. I am considering an exit from the business, but not sure how/where it's best to list/market as a package that cannot be split. I have only sold individual properties in the past so I am asking if there may be a better way to list than the usual MLS through a residential realtor.

@Paul Meyer I've spent alot of time every few weeks looking for the problem. Never found a drop of water anywhere it shouldn't be, no drips, nothing leaking past the toilet tank valves. Asking the tenants if they have anything dripping, leaking, or running was always answered with a "No. Not really".

@Stephen Ray I will definitely contact the billing dept again. I have a few times over the last few months so they'll have record of me trying to find the issue. Hopefully they'll give me an early Christmas gift! Thanks.

@Pat Mulligan I have not yet discussed the situation with her. I finally found the problem yesterday and immediately changed to the flapperless toilet. Deciding on the best course of action after getting some input. Thanks.

@Michael Gansberg Thanks. I immediately switched out to that type of toilet when I finally learned of the problem. I have not yet discussed the issue with my tenant. I took a few pictures and then removed the toilet.

@Daniel Smyth I absolutely agree. I have been doing this for many years and fortunately have never had something like this happen before. That said, I have already learned from the experience.. We have great business relationships with our tenants and keep it what it is... a business. Thanks for the input.

@Max T. That's one of the frustrating things about this. I DID inspect multiple times and found no leaks, no running water, no explanations. I was left to think friends and relatives were coming over and doing laundry around the clock. Both denied anything like that was happening. Each time I was there, nothing was out of the ordinary.

@Theresa Harris Not charging 50% each was simply to avoid the inevitable "They use more water than me" argument.
