Real Estate by the Numbers (Great for in-depth deal analysis)

Hey Levi - I recommend checking out the BiggerPockets Podcast #140, where student rentals are discussed in detail.

The college town would provide the opportunity to continue the rent-by-the-room strategy after you eventually move out, leading to stronger cash flow (although possibly more headaches).

I'm a new investor in the Charlotte area looking to acquire my first house hack in the next couple of months. My current plan of action is take advantage of the owner-occupant down payment options by purchasing a new house hack each year for the next several years. In between these house hack purchases, I love the idea of using creative financing strategies to scale my portfolio without the bottleneck of needing to save and deploy large sums of capital into each property.

I'm at the point where I have read just about every real estate-related book and listened to just about every real estate-related podcast, and am now looking to connect with other like-minded investors / real estate professional to share ideas and take action.

Hey Tyler - I highly recommend reading through Dave Meyer's 2023 State of Real Estate Investing Report here (https://get.biggerpockets.com/...). This report is both extremely thorough and easy to read. The On the Market BiggerPockets podcast is also a great resource to stay up to date on broader real estate market trends.

Hey Jack - I highly recommend BRRRR by David Greene since you said you're interested in that specific strategy. I also think The Book on Negotiating Real Estate by J Scott, Carol Scott, and Mark Ferguson contains a ton of information that is not regularly discussed on RE podcasts, other RE books, or forums, so it has the potential to teach you a ton.

Hey Tony -

No surprise books are the teacher's favorite medium to learning about real estate! The BiggerPockets' book catalog is as good as it gets. If you go to the "BOOKSTORE" tab on the BiggerPockets website, you can filter titles based on your investing strategy. SKILL by David Greene is another great title for agents. The Millionaire Real Estate Agent by Gary Keller is great non-BiggerPockets, agent-oriented book.

Although not agent-specific, I just finished Real Estate by the Numbers by J Scott and Dave Meyer and it's now my favorite BiggerPockets book.
