@Daniel Ryu and @Steve Edel... Wow, thank you so much for your insight here!  This is my first post on Bigger Pockets, and it is amazing that folks are willing to take the time to respond in so much detail.  

@Daniel Ryu, we are actually in attorney review right now, and we need to find an inspector to inspect the "stick-built" structures on the property, but we also want to get the septic and well water inspected, which sounds like it would likely be a separate company or two.  I will definitely research what the DEP and EPA have in terms of information on this property, and hopefully we can find records that may provide some clarity.

@Steve Edel, it sounds like there is a lot of due diligence we can start through local and state agencies.  I will certainly request all information from the county/city and inquire through a state agency to pull all inspection reports.  The other layers you mentioned are very helpful and it sounds like we will be needing one or two professionals to come in to assess the septic and the well water.

I very much appreciate all if this insight, and I will update you after we go through this process and let you know how it went!

Myself and two partners are under contract on a 10 unit MHP in Greene County, NY with well water and septic. The property also has three houses and a 5 unit apartment building.  I am looking for an inspector and wondering what due diligence other than the inspection is prudent to do during the due diligence period.  Any suggestions or help would be greatly appreciated.
