Are you able to get the loan with the shape the house is in? I’m actually closing on a house (if inspection and all goes well) in about a month that’s quite similar.

Hi all, How exactly does the process work if you're interested in a house that is in foreclosure, preforeclsure or I see a few that are in preforeclosure and scheduled for auction even though they aren't through the actual foreclosure process? Is there anyway to look at these properties and how do you go about making an offer, if you can? Thanks for the help, Mitchell

@Deanna McCormick Thanks for the info! Do you always keep the tenants or have you had situations where they're not ideal tenants to keep and what do you do then typically?

I went and looked at a duplex last night. If everything continues to check out the plan would be to live in one side and rent out the other hopefully using an FHA loan. The one side is currently occupied. The area is lower income/rougher but I don't consider it dangerous. What are the rules you typically abide by with buying a place with current renters?

Ben Wilkins Thanks for the response! I'll know more tonight when I go look. It's in our downtown area which used to be rough but is up and coming. He's selling it for $15,000. 3 bedroom, 2 bath. Looks like everything inside needs to be redone and a lot on the outside but for that price I'm fine with it as long as the foundation and other major things aren't messed up. Other homes in the neighborhood that are average sell for 60k-70k.

Hello, everyone! I'm going to look at my first possible property tonight. From my research it seems promising. Very low in price but for good reason. Needs a lot of TLC. What's your process for knowing what to update and how you go about estimating costs and finding the people with the lowest price but best quality in getting repairs done? Thanks! -Mitchell

I just graduated college in May and have a full time job and am saving money. I'm looking to do a house flip or rent properties and start within the next 6 months to a year.
