James I just don't understand why tenants find it so hard to follow the rules. This experience is really teaching me not to be lenient anymore. So sad you're dealing with tenant issues as well. We shall get through this. Good luck and thanks for the info!

@Mindy Jensen I've been trying to make sure I read through everything on the CHA housing website as well as the lease to make sure I don't miss anything because I think this tenant of mine has possibly done this in the past to other landlords. Thank you for sharing.

@Kimberly H. section 8 is still paying their rent. I think the one year lease is when I tenant first move in since they haven't said anything to me about renewing.

@Gail K. when contacting the housing authority, the only answer I've gotten so far is if the tenant is not following the rules then file eviction.

@Michael Wagner thanks for responding back to me. The tenant I have is late with the rent almost every month, not only that, something always seems to go wrong in only her unit. She was even just caught  smoking marijuana in the unit the other day and then tried to say it was legal in Illinois. I don't think my tenant know it better yet care to be respectful. She didn't show any signs of this behavior up front nor did she have any red flags prior to me renting to her. Well at least nothing was reported when I tenant the checks (background/credit/eviction).

Good morning all!

I'm a first time landlord in the Chicago area. I have this one tenant who I would really like to move. I'm having a hard time finding information on how I can give a CHA (section 8 tenant) a notice stating that I would like for them to vacate the unit. The lease expired several months ago. The tenant did have moving papers during the summer and was stating they were going to move once their information for the new unit had processed. Anyway, when asked about it again before the summer had ended, the tenant stated that she was waiting for emergency moving papers which I'm guessing never happened since they're still in my unit. I know this is a tenant friendly state and I do think this tenant is somewhat experience with that info so I would like to do things the correct way. Any information that can lead me in the right direction would be greatly appreciated. Thanks all,

@Ka'Ron PurnellCongratulations on your first deal and wishing you much success as you continue on your journey! I finally jumped in as well last year and got my first unit remodeled and rented out and is already looking for my next deal.
