I'm looking at a property but notice they stopped halfway through the rehab. In the description it says the house has some settling. I'm wondering if anyone has advice on what to look for that could indicate foundation issues or bigger issues I'd want to steer clear of?

We purchased some land at a tax auction. We had an attorney go through the process of quieting the title a Decree of Confirmation from a judge saying the title has been quieted. I'm curious if anyone knows what happens with the Deed after this. It still shows Limited Warranty Deed on the county assessors site. I have asked the attorney, but still haven't heard back on that part. Does anyone know do they automatically issue a new Deed or does that just happen if/when you sale the property?

Thanks Will. I did talk to a very nice guy at the Circuit Clerks office and he took the time to walk me through their websites and showed me how to search this stuff. Kind of amazing these days when you find government workers willing to take the time to help. It was pretty impressive. Anyway, I've been going through the list and looking at both easements and liens now. I appreciate all of the feedback here. 

Hi Jack - how do you handle the lien scan  - do you use an online service, do it yourself or hire a company to do it?

Jack - how do you check on the titles for this many properties? I'm wondering if you use a company to do it or if you do it yourself? 

I've been to a few tax sales now and there have been 100's of properties. Out of these I'm usually interested in 20-50 properties. Do you realistically do a title search on 20-50 properties before bidding understanding you may only pick up a couple? I'm just wondering how most people handle this process as it seems like it could get pricey to do a title search on all the properties I may or may not get.
