What is "Gator" lending?

Same as private money? Hard money?

New one on me.

It is "The Gator Method" coined by Pace Morby. When people mainly wholesales get a deal under contract the need EMD to open Escrow. Many people starting out in real estate are broke. They can hustle and get the deal under contract by don't have EMD. SO there are these other people that will pay the EMD so the deal can get done, in exchange for a "CHUNK" of the assignment fee. The swamp is FULL of Gators that have money and are willing to help you out if you need it. Some gators can also help out with transactional funding on your A-B B-C closing. Yep you guessed it I am a Gator.

John   That is really cool. How do you find the people or how do they find you?

Network, Network, Network

Hey Thanks had no idea I was that good maybe I'll apply.

Jamie,

The Gator Method has 7 different strategies. Only 3 have been released with each new one released the price of Gator is going up. Is it completive YES. Can you make money....That is up to you and your ability to connect with people and build relationships. Will most people fail, unfortunately, yes weather they join the Gator Tribe of something else.

Pace makes a lot of money with everything he does. He is also very generous. ************* and Tony Robbins just did their Launch Pad program that sold for $997.00. Pace J. Morby is paying for over 500 of his members to get that program. He is doing additional training with the Launch Pad as well. Not to mention the $47 VIP ticket that Dean and Tony had for their week long event. Everyone that signed up Pace paid.  I have no idea how many people signed up.

Pace is a man and imperfect, however, he is helping so many people with the community he is building. The community that is where I find so much value. Meeting many different people that are on many different levels in their real estate journey. Doing JV deals or just getting answers to questions in real time, for me that is priceless. If you or anyone wants the wholesale contract that is written so you get you EMD back if the deal doesn't close just hit me up I will share that at absolutely no charge.

If I can answer any questions I will do my best.

Hi Misty,
I’ve been a gator myself more since July. I have not regretted it.

Jamie

 Sweet Jamie

I would like to connect and hear more about your story and see how I can help you.

I totally understand Wholesaling has a very bad reputation. Many bad apples doing some shady business. The laws around wholesaling are changing because of it. I am not here to judge anyone. I am here to help those that have gone out and busted it to get a deal under contract and now for whatever reason cannot come up with the EMD. The Gator Method is not for everyone however, there are hundreds if not thousands of people that have and are using it. It is not NEW it has been done for a long time it now has a new name.

Quote from @Matthew Masoud:

Do the numbers work.

If it's a good deal share the details and if it really is a good deal you'll likely find a partner.

I'd get it under contract through. Call an agent and submit an offer. It's not as scary as it seems.

You are correct Matthew if it is a "deal" partners will line up.

Great advise to get it under contract.

Once upon a time in the bustling world of real estate, there was a passionate wholesaler named Alex. Alex had just signed a lucrative wholesale contract for a property, but there was a small hiccup - they didn't have the earnest money deposit (EMD) required to secure the deal. Determined to find a solution, Alex embarked on a quest to make their dream of closing the deal a reality.

As fate would have it, Alex stumbled upon a legendary figure known as the Gator. The Gator was renowned for their ability to navigate tricky situations and help wholesalers in need. Intrigued by the tales of the Gator's expertise, Alex reached out for assistance.

With a glimmer of hope, the Gator agreed to lend a helping hand. They explained a unique method that could save the day - the Gator Method. In this method, the Gator would step in and send the EMD to escrow on behalf of Alex. In return, the Gator would receive a portion of the assignment fee, creating a win-win situation for both parties.

Excited by the prospect, Alex and the Gator swiftly swung into action. They gathered the necessary paperwork and swiftly communicated with the escrow company. The Gator, with their vast experience and resources, seamlessly sent the EMD to escrow, ensuring the deal was secured.

As the days passed, the transaction progressed smoothly. Alex's dedication and the Gator's support proved to be a formidable combination. The property was soon ready to be assigned to a new buyer, and the assignment fee would be divided between Alex and the Gator, reflecting their collaboration and shared success.

Word of this extraordinary partnership spread like wildfire throughout the real estate community. Wholesalers far and wide marveled at the ingenuity of the Gator Method, recognizing it as a game-changer for those facing EMD challenges.

Inspired by their experience, Alex and the Gator continued to work together on future deals, building a reputation for their resourcefulness and integrity. They became a beacon of hope for wholesalers in need, proving that with determination, creativity, and the right partnerships, any obstacle could be overcome.

And so, the tale of Alex and the Gator became a legend in the world of real estate, reminding everyone that sometimes, the most extraordinary solutions can arise from unexpected places.
