Donna I would flip this one.

Unless you are very well connected in New York,it is a very tough area,with tough tenants and tough vendors,contractors and professionals

Just my honest opinion

Hello John,
You might want to get in touch with John Schaub in Sarasota,Florida.Hes a log time investor with a good reputation who does occasional seminars.Try a Google search.He's the real deal and can save you lots of time.Good guy too.Might want to contact Jack Miller in Tampa,very knowlegable guy who also teaches.Best Regards,Dave Doyle

I understand buying SFR in lower price range with Options is a good way to acquire start up cash and get feet wet

Seller of a nice 3 bedroom 2,5 bath house in Ventura,Ca wants to sell.1526 sq ft view of The Channel Islands ,nice "old money" neighborhood may need carpet and paint to spruce up .Free and clear inheritance house 2 heirs.Asking 650 K .House would rent at 2400 a month.

Guy has already had ridiculous cash offer 220 K

Need help with an offers] to these people .

1 small cash down payment with a seller carry back note?

Option this house and sell option?

Find a co investor to supply small cash down payment ,write a seller carry back note for the balance,option this house ,find a tenant who will pay market rent ,create terms on the note with payments less then market rent for cash flow

Please advise seller is calling me every other day :
