l was wondering if I was in a situation where I took on owner financing to sell one of my properties. How could I sell the loan or can I sell the loan? And where should I look or go if I can?

Hello everyone, I already own one investment property. I want to expand. What is best, to take out the equity of this property and buy something that is at the equal or less than the equity amount. This way it would be 100% paid in full so that I can now borrow against this property equity. Or should I just seek financing for a new property? What are the benefits of either?

Thanks for the reply Elizabeth, that is how I would like to do it. As a Christan the bible talks about being debt free. But I hear and read a lot that in the real estate investment that you should always be in debt for tax purposes and legal issues. At this time as well I do not make enough passable income to fund the next investment. I am getting anxious to be able to do this full time. Just thinking this may get me to the next stage.

Hello, my name is Lawrence Cox III. I have owned a 4-plex since 2001. In 2012 I was able to purchase an 2 bd 2 b mobile home. I now have the mobile home paid off. I have a mortgage on the 4-plex. I should have some equity but would like to do some repairs first before I have an appraisal done. I estimate between 50 - 65k in equity. Would it be a good idea to borrow this to purchase the next investment? And should I buy something that would be free and clear and use the  equity again? All advice is greatly appreciated. Thanks Sharon, It is always nice to know that someone is willing to help out there. I currently own a 4-plex and 1 mobile home. I fell like I have hit a dead spot. Not really sure how to proceed on moving forward. Do not want to take on too much debt at one time. I should have plenty of equity on my 4-plex, but was wondering if I should wait and pay it off first or not before taking another leap.
