Today I had an seller contact me via email of a house they want to sell because they are behind in their payments. I haven't had the chance to talk to them yet, but will an investor buy this property if they are behind in their mortgage payments?. Please give me feedback.

I'm new to the wholesaling business and I was curious to know How can I assign an preforeclosure? Will an investor be interested in obtaining an home in preforeclosure being that the mortgage still needs to be paid off? Also will they be willing to paying an assignment fee? Please give me feedback, Thank You.
