@Matt Nusbaum Thank you! And good job with your book goal and completing many reads already.

Goggings is an inspiration and I've heard many great things about his book. Reading books by those who have accomplished more is a nice way of spending time with an inspirational person without actually meeting them. It's a luxary to receive so many useful tips and new ways of thinking that totally challanges how I've done things until now. Talk about a life hack.

@Scott Passman Congratulations on the deal. Good job!

Building relationships are perhaps one of the most important skills of an investor. I see my post might have been a little bit too challenging for everyone, which is fine. I will still go on with it since it's one of my 2020 goals. As for my location it isn't the time to buy any real estate due to the current inflated real estate market. We're at the very peak of an expansion now, and it's reasonable to expect a downturn within 1-3 years.

Hi!

The new year is already here, and some of your have already got your goals ready. But have you selected which books you want to read that will help you reach those highminded goals?

I want to take the opportunity to challenge you this year: Select 20 Books for 2020. 20 Books that will help you reach your goals. Some books that will blow your mind. Some that will teach you something new. Some for your own personal joy and happiness.

If you have absolutely no time, and run 10 corporations while studying to become a doctor, then okay I will cut you some slack: Choose 10 books. But choose them spesifically, and in accordance to the goals you've set for 2020.

@James Wise Yeah, that would be a problem. Coming from the financing industry myself I wouldn't ever buy a property without the title search, but it's nice to know what the term is for it here in the States. Thanks!

@John Corey Will post my question here, so others can benefit from it. What kind of insurance company did you use, and was it one the real estate agent or title company provided?

Thank you guys! Much appreciated. I think we are landing on going with an attorney, as we are unfamiliar with the lay of the land with multifamilies, and would be willing to pay an attorney a fee as opposed to being sorry later on. We're not only investing out of state, but also out of country, so we need all the insurance we can get.

@Bob Floss II That's what I suspected would be the result of not using an RE attorney. We will look into having one, as we are planning to scale into larger commercial properties within 3-5 years.

@Graham Scott It's hard to tell, because they base it off of the deal and your credit rating, in my experience. Get in touch with a stated income lender and see if they would be able to finance the type of deal you're looking for. Usually you need to bring a spesific deal for them to be able to answer. Then file an application and negotiate the terms. If you get a no or a bad rate, then at ask them why so you can learn from it.
