i currently have my house listed with a real estate agent because i need to sell my house. however, i have to sell it as is, and have no funds to update the home. it needs no repairs, has new roof, new a/c, new guttters, new downspouts, new windows, and the exterior is brick. there are no holes in the walls or anything like that. in fact i lived there for 3 years anticipating living there for a lifetime and fixing up when i had the money. divorce has caused me to buy a different home, and wanting to sell this home. 

the problem is, regular people don't want to buy it because it needs so much updating, needing new cabinets, new bathtub, some walls have paneling, etc....

i have a feeling it may sell better to a flipper, but in order for a flipper to get a good deal, and for me to get out without owing too much money on the house i just bought, i would rather not sell to an investor through a realtor.

the realtor's contract is up in 6 weeks. i have recieved several offers from investors, but after the realtor takes his cut, i am unable to accept those offers, although, without a realtor, i would have accepted.

so my question comes down to this, where is the best place in order to let investors know i have a property for sale without a realtor, and is it wise to do it this way, or should i just call those "we buy houses" phone numbers or what?

ps it is currently on zillow, so if you want to get an idea of the home, there are many pictures posted, it is 3645 n fountaincrest dr, knoxville, tn 37918

do investors normally buy homes without a realtor involved? i have never sold a house without a realtor, so i'm not sure how that is done, but it seems to me if there was a way to let investors know of the property then i don't really need a realtor.

i'm assuming these "we buy houses" signs are for investors, but i always heard those particular investors are really really really low bidders, like for people who are about to go into foreclosure or something.

what is my best bet? or should i just leave it with a realtor? which in that case, unfortunately i can not sell to an investor because the investor would not make enough profit because i can't accept the deal they are able to offer when i have to pay a realtor  $7000 as well 

the offers i recieved, i could have accepted, if there was no realtor involved, this is what made me think that it would be better just to be able to find an investor outright on my own.

not sure if you are legally allowed to buy it in 6 weeks if you look at it NOW while it is with a realtor. so please look into that first prior to looking at the property. if it is necessary to wait to view the property until after it is no longer with a realtor, so that i do not have to pay realtor fees to him, then don't look at it until it is no longer with him, otherwise this is defeating the purpose i am trying to sell it to an investor on my own, without the realtor. the property address is 3645 n fountaincrest dr, knoxville, tn 37918. and it is currently with a realtor, but the listing expires in 6 weeks, and want a cash sale from an investor as soon as possible. if you are able to buy it NOW, if i cancel the contract with the realtor, if that is an option, i will be glad to do that. but i can not take an investor's price and also pay the realtor, so please make sure you know if you are able to view it, or buy it while i have it listed with him, also, if you know if i am able to cancel the listing with him now if you would like to buy it now, that is great also, otherwise, we wait 6 weeks. the house is all brick approx 2500 sq ft, 2 car garage, and in a great neighborhood. as i said, no repairs needed, in fact i wish i never moved, because i am not being able to get this sold due to it needing updates. if i had known this, i'd never have moved out of it. i lived there the past 3 years and i know it needs updating but the house is more than liveable condition, and if i'd known nobody would buy it without updates i'd have just stayed there. this is a great investment for someone. i've already had investment offers through the realtor, but then of course by the time the realtor takes his cut, it really messes up the amount of cash i recive from it, and i've got to use the funds to pay down the house that i bought that i currently live i n now, and i paid way more for it, and was expecting to basically make an even swap. i only moved because i had an abusive xhusband that i didnt want him to know where i lived anymore. i loved that house, and maybe if i sell it directly to an investor, i can actually do ok. i'm letting it go for way less than what it is going to sell for according to the investors that already made an offer, they expect the house will sell for 185k after updates. i have the house listed at 129k with the realtor, after having originally had it for sale for 150k to start with. which is what i think it really should have sold for.  i would have accepted the investors offers had it not been listed with a realtor, i just cant see paying a realtor 8k to sell it to an investor if i can sell it to an investor all on my own. thanks. please if anyone knows any investors, please let them know about my property. i am a christian, and only make close to minimum wage taking care of old people, and i cant continue trying to pay on the house i'm in now if i dont get my old house sold soon, i thought it would be snatched up way before now. it really is a great house, i'm not exaggerating, as stated, i have in fact recieved multiple offers from investors, but i rather do it on my own without realtor fees if i can, because that gets me closer to the amount that i need to pay down my house i just bought, it is no where near the amount i hoped to recieve which was an amount enough to pay it off completely, but if i can get the most i can get in order to at least pay it down, that is what i hope for. thanks.

my post above should be clearer. the house ALREADY HAS new roof, new ac, new windows. and needs updates only.

i have an investment property for sale. looking for an investor to buy it. currently with real estate agent, but his contract is up/over in 6 weeks. do not want to relist with another real estate agent because it is likely going to be bought by an investor anyway. needs no repairs at all, but does need updating throughout. new roof, new ac, new windows. nothing is broken in the house, just needs updates throughout. if i can get the house bought directly by an investor i save the money the realtor would have taken from me for listing it.
