Thank you all for your feedback. My siblings and I are looking to lease it out or partner with a land development company. We're in the learning stage right now.

Does anyone have any suggestions on how to turn raw land into a money cow when you do not want to sell it, but you do not have money and no other resources for developing the land? The land is located in an area where there is no infrastructure -- i.e. no gas lines, no electrical lines, no water lines, no water wells, and no paved roads or streets, and it's not near a major highway. The nearest town is like Mayberry on the Andy Griffith Show. (P.S. The land is 31.2 acres.)

     The Ultimate Beginner's Guide to Real Estate Investing is an excellent tool! I learned a lot from it, and I appreciate that good ethics are encouraged. I also appreciate that, early on, the question is addressed about whether we need to hire a guru. 

     I wish I had discovered BiggerPockets.com before I wasted $1200 on a 3-day retreat sponsored by some so-called "gurus" and spent thousands more on their training modules. I had just retired and was eager to use some of my some of my nest egg to start a real estate investment business. What a  waste! Just as your Ultimate Guide warns, all they were selling was a dream, and the more money you spend on those trainings, the more they want you to spend, and you never learn anything concrete.  I could have bought some property with those thousands of dollars I wasted on that retreat and their training modules.
