haha, no they should last but if u get 20 yrs out of them thats pretty good.

Shingles just aren't made like they used to be.. when I put on shingles I always go with dimensional shingles.

with the slope of the roof it was pretty hard to put up. If u had a nice slope u could actually not slide off of it would be a snap to put in.

as for the paint.. it has a 30 yr. paint warranty and this should last a lifetime. Your "30 yr" shingles will last maybe 15 years.

As for the hail damage.. this is rated as the best hail resistance in the industry so I imagine it can take a beating. It will also handle 120mph winds.

1 day to put the slats on.. it was a cedar shake roof with 3 tabs over top.. .so instead of ripping it all off and putting up plywood i just put 1x4 slats over.

3 days to put the metal on, I also re-mortared the chimney.

materials were about 1,000. screws alone were around 200 but I have extra to take back so probably -75.00. So maybe around 900'ish.

I should never have to touch this roof again.

i like the older furnaces better.. they put out hotter heat and are super simple to fix. I really don't see much improvement from swapping out a old one to a new.. windows, air leaks, insulation, ec. would be better to seal up.

i can get new furnaces from 400-500 and i install them.. The brand new furnaces are MUCH simplier then the70's- 80's era furnaces.

I would stay away from anything but brand new or just keep your old one... which is what i would do.

picked this baby up a month or so ago..

i still need to screw in the bottom row and i had to special order another ridge cap b/c i was short about a foot. looks pretty good, really made the house look good... neighbors were real pleased as this is the crappy house on the st.

they'll really like it after i redo the front porch and garage w/ 2 new garage doors, make the driveway look nice, etc.etc.

it was a pain in the butt

650 / month or 7800/yr is a lot of money for expenses. thats why i don't agree with this "rule"

For 7800 I could completely renovate the place again.

Everything is brand new = 0 maintenance

i started working at a manufactering plant building cars and going to college. Worked part time for 4 years at the plant, after 1 year of college quit.

Never worked full time in my life except now that I own property :)

bought my first place at 21, now 26 and I'm doing pretty good :)
