Looking for wholesaling inspiration, the beginning stages are rough and takes a lot of hustle and networking. How long did it take you to get your first wholesaling deal? How much was it and where? 

Yes! I’ve also read several Real Estate investment books on the strategy. I initially was trying to AVOID landlord/tenant life but have become more open to it. 

Can anyone provide their story or advice of how to flip a house 100% financing it? Financing the mortgage AND financing the rehab and how you went about it, and the smartest way to go about it?  

For those of you with multi-family units IN Houston, how has your vacancy/occupancy rates been? What’s the longest you’ve gone without 100% occupancy? How did the hurricane affect your profits (since another hurricane WILL eventually happen)? If you could share any other challenges I’d appreciate it! 

Thank you Peter! So during renovation and rehab how did you “keep tabs” and project manage from afar? Did you just let a contractor “do their thing”and checked in periodically or did YOU buy the materials have them shipped and just paid for labor in phases as they competed? 

I ultimately want to “fix and flip” and not rent but it’s not realistic or feasible for me to travel from California so often, and turnkey properties are less profitable overall but less headache and “ready to go” (and in most cases already tenant occupied) so this is also where I’m conflicted! 

Are there any OUT OF STATE Detroit investors? Detroit is obviously notorious for low cost, low risk, good rental income cash flow but for managing properties, managing fix and flips, how do you manage it all from out of state? 

Has any out of state investor bought site unseen? How often do you travel (or have to travel) to Detroit to manage your properties?
