Hi Natasha, 

It's a lovely home, it seems spacious and sunny, but there are certainly a few things that as a broker I would suggest you should do.

1) Paint the apartment all white. 

2) Reposition all your furniture

3) Remove the current song from the video, and perhaps use a calm but more uplifting sound. 

4) Hire a professional photographer, and I am happy to share a few contacts.

4) Run the comps, within your building and as well the area. 

5) This is a down market and buyers are looking for a deal. What incentives are you willing to offer to a buyer?

6) Depending on where the property is located you will need to work on finding out the target audience of that area in order to drive buyers to your listing.

If those won't help you will need to hire a professional broker, or at least consult one. I am happy to set a time with you to answer any questions you may have;)

Hi There, 

I am looking to purchase my first rental investment property, and I have found this great property in Jersey city, however, i am tempt to submit an offer without understanding ahead of time if the builidng have any open liens or violations. 

I am completely aware that a title company can run this information with my attorney at contract reviewing, but still I just want to know ahead of time so I can have a better idea of what my offer # should be. 

The property is located in Jersey City, by any chance does anyone know if there is any public portal where i can do my searches?

Hi There, 

I am looking to buy and hold my first rental investment property with my two business partners in the NJ area. We have been looking for a property and been researching some finance options for almost 10 months and I think we need a few pieces of advice. 

What do you think it should be our best approach to finding and financing our first rental property?
