Hi! Bought my first rental property 5 months ago and I am currently in the construction phase of converting it from a single family to a duplex. I am an out of town owner and would really like to hire someone to oversee the work. I trust the workers to go when they they will but also tenants say they don’t and I just don’t have time to go and make sure they go.

Any ideas on how to handle this or anyone know of someone who can help? Thanks

Hello, need some advice and help on this situation. I have a single fam 5bed2bath which is in process of being converted into a duplex. Tenants are already in and it was written in the lease that construction will be done and their cooperation needed in the process. I’ve been doing everything I can to stay on top of it but of course I’m on the city schedule when it comes to inspections. It’s been 2 months and they have grown impatient and now they are trying to negotiate paying half the rent. Note that it’s a big family who wants to rent both units once done. Should give them the option to look for another place? Do you guys have a good property management company out in Bakersfield, California? Thank you in advamce

They’re easy to tear down if you’re not adding anything in it other than frame, insulation, drywall. Etc..also I Wouldnt put electrical on the wall if possible if I was avoiding permits. 

If I planned to sell the home in the near future - permitting a wall isn’t a big deal at all. Doing it right the first time during a flip is always a good idea.

Converting a laundry room to a kitchen are doesn’t require permits? Is it when I want to add another electrical panel and maybe address that I need to? Thanks for your input.

Hello, I'm getting ready to close on a SFH in East Bakersfield. This property has a permitted addition making it into a 5 bed 2 bath property. I plan to close the wall where the addition was made and divide the house into a duplex.

First of all, I want to thank you in advance for advice.

My question is, should I work on getting permits to do this division/conversion? Also, how can I look into how much rents go for in this area and the demand.

Thank you Jovan. My appraisal just came at price so I will be doing some upgrades once I close. I appreciate your comment. I’m learning here and look forward to make smarter moves.

I am in escrow and ready to close soon. I want to know if converting the SFH (R2) into a duplex (3+1 and 2+1) is enough to try and refinance and buy another property or if I should make more upgrades to the property. This is my first time for everything and I am really motivated with BRRRR method. Any advice is appreciated.
