I'm Miranda - a Real Estate Investor looking to get into larger projects, specifically procuring apartment complexes. I would think Charlotte would be around the US median - why do you feel that it would require too much capital?


There are very few homes (that would work as a fix and flip) for at or under $200k. Even with a HML doing 90% of purchase price and 100% of the rehab, that's $40,000 in a down payment, plus monthly holding costs, and other purchasing costs that would need to be paid for using our capital. This would max us out and leave zero wiggly room.

 We live in North Carolina; however, the investing opportunities in our nearby metro areas (Charlotte and Raleigh) require more capital than we currently have available to get started. My wife had gone to college in St. Louis so we took a look at the opportunities and liked what we saw!

Hello!

We are looking to invest primarily in the St. Louis, Missouri market. While we have found some national lenders for fix and flip loans, we would love to connect with locally-based lenders! We are also considering properties more fit for the BRRRR method as well. Thus, I'd love to connect with lenders that offer DSCR or cash-out ref loans. Our overall hope is to build a lasting relationship with a lender that can help us with our first and all future deals!

Hello,

My wife and I are looking to invest in the St. Louis market. We are very motivated and excited to start our real estate investing journey. We've done extensive work building a locally-based team and have been searching for the right fix and flip property to start our real estate journey. After nearly two months of searching, we've still yet to secure a property. Although a little frustrating and discouraging, we will not stop here. 

We've also been doing research on the BRRRR method. Truthfully, I have less of an understanding of this method over the fix and flip method. I do understand they are completely different real estate investing methods. I would love to link up with a mentor that can provide some personal experiences, do's and dont's, and what they wish they knew starting out, as well as their general strategy for BRRRRing.

Hello,

I am new to the Fix and Flip space and an out-of-state investor looking to get into the STL market. I'm looking to partner with a local contractor. I'd appreciate any recommendations on general contractors that will be able to scale to 2-3 projects at a time, preferably someone who quotes materials & labor with very detailed bids. Thank you!
