@Charlie MacPherson Thank you.  We do plan to meet with an attorney; just doing some homework first. It's not a dirt road, but it is in pretty bad shape.

We purchased a multi-family property on a private road that needs to be torn out and repaved. We are drafting a road maintenance agreement, and I had a question about funds for the project. We plan to open a bank account that the neighbors can deposit funds into and was wondering if anyone has any experience or advice for how to go about the logistics of the financing. Online bank, large bank, personal account, etc.? Thanks!

Mark,

I've been searching the forums for a CPA in San Diego that specializes in real estate investments locally and out of state. Would you say that describes your CPA? Thanks!

We just bought a rental property in Spring Valley. We had similar questions and we were able to talk to the county about it and they had all the details on the property. I’m not sure if they are still closed in person, but we did everything over the phone. Hope that helps!

Our electrician told us we would have to do a flat charge, but I will look into  RUBS billing. Thanks!

We are renovating a true duplex, and we are converting the garage into another unit. The place is currently submetered for the two duplexes, and the garage utilities are tied to one of the units. Do you have any advice on how to split the utilities between the garage unit and the other unit it is metered with? We will be living in the garage unit for a couple years, but eventually we will have it managed by someone else and will not be able to be as hands on with billing utilities.

Are there any other options than to just charge a flat rate for utilities? Thanks!
