@Karl B. I was first interested in a duplex for that reason but they’ve been hard to come by at a good price. I may not be looking in the right places though. Thank you so much!! All of that helps a lot. I think my credit score is over 600 at this point and I’ve started to look into what loans I apply for.

I'm 21 and have been educating myself on the BRRRR process the last few months. I work my day job and have started to save money each week. My idea for my first buy is to buy a home, live in part of it while I rent out part to another tenant, while fixing the property up, and then flip it after a year. I feel far from making my first investment and I've been getting easily discouraged lately. I still know very little but I have a goal I'm working towards. Ive started to feel like my goal to get in to real estate investment is unrealistic because I'm starting from literally no savings. I also know It's not impossible and people have been successful in real estate investment coming from all walks of life. I know I'm young and now is the best time to start. I just want to hear people's footwork they did in the very beginning before they invested in their first home. All the hard struggles or decisions that had to be made and what really helped fast track you to getting into your first investment home. What should I educate myself on further?
