Thanks for sending me the link -- good overview on things to think about.

Major reasons for this consideration:

1) My family needs to stay in the neighborhood where we currently are, which is where this duplex is also located. So we're very comfortable and familiar with the location.

2) We're outgrowing our current home (a condo, which we would like to sell after the move) and desire to move to a another home that provides a separate floor for living/shared space from bedrooms. The easiest way to achieve this in our neighborhood is to househack, without having to tie up much more capital for downpayment. I say easiest because it's the least risky both legally and financially, given my current evaluation.

Who knows, once I view the property later today and after more research I may not see the potential, but I would still like to see where this would take me. Would love to talk alternative strategy that may satisfy our needs.

Hi BP,

Does anyone have experience in house hacking in SF? I'm interested in buying a duplex built after 1979 and planning on occupying the bigger unit as primary residence. The duplex is being delivered vacant, with the inlaw unit in the bigger unit asking for a 60 day rent back. The numbers work out great for our family's needs but...

I've learned that while this property is not subject to the SF Rent Ordinance, it is subject to the California rent control effective 1/1/2020. Since the small unit is being delivered in its entirety, I feel fine with the rent control measures, but I have some questions regarding any cost passthroughs, etc that may or may not be in effect for the building.

I'd love to connect to with fellow BPers who are familiar in this space, including referrals to an attorney who specializes in tenant laws, as well as potential condo conversion down the road.

I'm viewing the property tomorrow and would love your replies that may include tagging your network.

@Houston Garcia, @Tommy Hoang, I'm a novice investor and have been meaning to attend these events for some time now, but I won't be able to make it for a while. As @Daniel Guerra mentioned, any chance you'd record/stream it? 

I've invested in a couple OOS multifamily syndicates in the past and just starting to personally acquire 4plexes OOS as well. I'd love to learn more about how you guys are balancing your investment portfolio to meet your current and future investment goals.

@Account Closed: Can you please explain to me how a median rent of $1,000-$1,500 would earn me money if the median price is $200k-$250k and I leverage the deal? This is my biggest hurdle in trying to narrow down the markets to invest in outside of SF, where I live. Thanks!

@Gorden Lopes Hi! I'm also in SF and currently looking at my first buy and hold in Huntsville. Where was your 1st buy and hold rental located? I am looking at a bunch in 35803 at the moment as well. @Travis Raila This is a lot of great information! One thing I'd like to see added is job growth. And, I assume you are targeting SFR?

I am curious how you'd digest all these percentages to prioritize your decision-making. In addition to hard data, here are the qualitative factors that I am considering: 

- job diversity (I don't want a single industry to dominate the job market)

- landlord/tenant laws (this is one of the top reasons I can no longer invest in the Bay Area)

- personal advantage (I'm still trying to find mine. I do have a few friends living/investing in some of these markets on your list but I've only lived/gone to school in coastal cities that are already at tapped out)

What other factors are you considering?

Before I started educating myself, I had bought a SFH in Marin, with hopes of relocating our family there in a few years. The numbers didn't work out at all, and we had to rent it out to a tenant, who provided negative cash flow. It didn't look like we would move in soon after all, and it didn't make sense to hold on to the property, so we sold it. It was a great immature stint.

I recently started investing passively in a couple multifamily apartment syndicate deals in the Dallas - Fort Worth area. I have reserved a little bit of cash to be able to put money down on multifamily (ideally 4 units) properties in a growing area, so I am just starting to do my research too.

Hi Dan, I am located in SF and have recently come out of selling a single family investment home in Marin that suffered to meet our numbers for almost a year. Needless to say, I am back to square one, and currently learning about investing out of state as well.
