she wants to pay for the waste bill.  This is our cheapest bill.  I have no other information otherwise.

So my landlord wants to put one of my bills under her name and even wants to pay for it.  Im totally fine with that but I am just curious why she would want to do that.  Im sure there is a reason for it but just do not know why.  She lives out of the country.  

Does anyone know why she would want to do this?

Post: Is it better to invest in my area that has sky high prices or invest in other markets?

Can anyone recommend an honest, reliable and skilled contractor in the southern california area?  Considering a complete reno versus a complete new build on two separate properties.

@Aaron Norris @Leonard L.eon  I cannot comment on the strength of housing in moreno valley, but I can say that it seems hospitals like Kaiser permanente are betting on increasing population in that area as they are in the middle of expanding into that area...

Well you do have more info to help people help you evaluate the deal. Peachy.

I wouldn't pull the trigger unless I am cash flowing at least 200 and thats with the property management 10% factored in. They only way I could justify this property to myself is if it was in an area that is set to appreciate drastically, or in an amazing A class area. If this is a C class area I would run away fast.

It looks like you have ran the numbers well and if you are happy with 150 a month without getting paid for your time managing the property then move forward with confidence. 

 Can you explain the different class areas in more detail?  I am not aware of these classifications and what it means.  Thanks

Hello everyone.  Im new to this website so I would welcome any advice with an open mind.

I live in (north) orange county california and I am completely new to real estate.  Im interested in real estate to supplement my income.  My goal is to slowly accrue a few properties, which I can eventually hand over to my children.
