The trick here is that all properties in Berwyn and Cicero have a compliance inspection done when they sell. Most of us investors end up buying as is, which means we take over the violations. The violations are not at all cut and dry, and this is where most investors get frustrated. Both towns require a LOT of electrical work to be done that might not have to be done in different towns. Berwyn also requires egress windows in all bedrooms which can be a pain point for a lot of investors. 

Ultimately, these neighborhoods favor those of us who are boots on the ground. They are great spots to invest if you can show up at the village halls to get things done.

Aurora has comparably more 2-4 unit opportunities than some of the other suburbs you mentioned in my experience. $600k would go a long way there and it could be a good place to focus your efforts. Since you're already looking on the west side of Chicago I think you should also consider Berwyn & Cicero. You'll find more 2-4 unit properties available there compared to the suburbs of Dupage County.

@Paul De Luca, thank you for your suggestions and I've been looking Berwyn and Cicero, there're lots of options for multi property rental property in Berwyn and Cicero, how is tenants demand of those areas compared to other part of the city ?

@Nicolas Bajner I'm an investor in Aurora and have been actively looking for multi family in Aurora and agreed with you, 4 plex around 400k is hard to come by these days, I haven't found anything so far, I meant nothing for a  4 plex, neither for 5,6 plex.... I saw 4 plex is contingent for $349,900, it's on the market for 34 days so I think they are out there, it's matter of time until the next one shows up.

Good luck for your adventure and I'd like to learn how long distance investment works also.

@Ryan DiCanio congrats for your 1st deal, what area of Aurora you landed this property ? which contractor did you use for your rehab ?

@Jon Loca I'm in the west suburds of Chicago, Aurora and been looking into expand my investment to multi family units in Chicago area, I found a series of youtube videos from Jake Lyon Realtor, he put together all the numbers for all the neighborhoods including South, West, North of Chicago, check it out.

I watched all of Jake's videos and avoided the south side of Chicago, they have all the neighbors listed as 15 most dangerous neighbohoods of Chicago, only selected West of Chicago like Austin, East Garfield Park to sample some data and all the numbers such as 1% rule, cap rate, avg 1 year growth rates matched Jake's numbers, all the numbers look good in terms of investment compared to other neighborhoods of Chicago, even in the west suburbs. 

I'm still looking into other data, have not decided if I should invest in those areas or not.

Tony, you've brought up a concern I've had and I've been investing in Aurora but focusing on the Naperville/Aurora border with good school district, district 204 and I had 6 townhomes along Eola Rd, I've had good tenants in the last 8 yrs, of course I screened them big time and never had any issues with tenants so far. 

I'd like to expand my portfolio and would like to get in the multi family rental properties and this move will shift the demographic to downtown Aurora which make me concern about the tenants and exactly what you've brought up, which other areas you'd think multi family property had better potential tenants besides downtown Aurora ?
