This is a 3/2 SFR near 3rd Street & Foster Dr. in Conroe, TX. (Near Runyan Elementary School) Rentometer shows similar rentals with a median rent of $1150 per month, and I'm planning on offering it at $1100-1150.

@George P.  My thoughts exactly, but others seem to think it's ok for a rental.

My first thought is to replace the cabinets, countertop, backsplash, and floor.  I'll need to add a dishwasher as tenants here have their own refrigerator.  

Any Houstonians (or others) care to chime in on a basic rehab estimate for this?  My first rental was a 5-year old house, so this part is new to me and I'd appreciate any comments.

The countertop is not cracked, it just looks dated to me.  My other rental has granite countertops, although it is in a much better neighborhood.

If I stick with that countertop though, I won't put in stainless steel appliances as I had planned since I think that would look awful.  Hmm....decisions.

Here is the kitchen in my 2nd potential rental property.  It's the first, however, that will need some rehab work.  I'd love some feedback:

1.  I will definitely replace that countertop.

2.  Can those white cabinets be touched up, or should I just replace them?  Wondering what kind of cost (Houston market) to replace them with basic cabinets.

3.  Thinking of replacing that old floor with new ceramic tile. 

4.  New backsplash, may try it on my own unless I replace the cabinets, then I'll have the contractor do both.

Comments?  Suggestions?  Thank you!

Still doesn't explain how that 2nd house, which Chase foreclosed on in August 2010, STILL does not show up in their listings!  Are you telling me Chase is sitting on this house for 5 years and not trying to sell it?

The other house I found shows it was foreclosed by Chase in August of 2010! This is also not listed on their REO page. It's been 5 years, what could possibly account for it not being listed?

After driving for dollars today I found that one of the properties was foreclosed in April of this year.  It shows the owner as U.S. Bank.   My question:

How do i make an offer on this property? I went to US Bank's REO page but it is not listed there for sale. Do I need an agent for this?
