I would like to go the Fix & Flip route now. I think that would be the best way to get my feet wet. Then move on to Multi Family, Short Sale(Maybe with the market as it is I should do this 1st :D ) then Apartments is my end goal. With the F & F I think rehabbing then a quick sale or 1 - 5 yr Lease Opt(with this my loan is paid by the renter not me :D ). I think Whole Sale would be frustrating for me finding someone quick to sell to.

I am a "Newbie" in REI. I am trying now to put together my team. I would like to have you on it if you will. "The Fear of Failure Is What Will Keep Me from Succeeding". What I am truly in need of is a bonafied REI to Mentor / Teacher to show me step by step, preferably someone local to me. Do you know of someone?

Why do I need a Mentor / Teacher?
The answer is simple. People learn differently from one another. Some will pick up a book and learn, some will listen to speakers & learn, some will look at it & learn, & others like myself are those that feel they way to learning. I am more of a hands on person, 1st lets build the engine then teach how it runs while we're building it. To some I know it sounds strange but to others it makes perfect sense. I've read many books, gone to many seminars but have yet to fully utilize their teachings. Hence the reason for the mentor.
