@Gitit Hefetz Congrats on your investment property in Sacramento! I've had a SFR in Natomas area for 15 years (purchased new) and mostly self manage it. I have a local PM that I use during tenant turnover which has been every 3-4 years. Most issues I've handled remote ( I live 2 hours away by car ) and have only gone onsite twice - once for a complex electric water heater install and again when we did scheduled exterior painting. All other issues I use a database of reliable contractors which I manage via phone and text in coordination with the tenant . I can't say this arrangement works for most people and would tend to agree that if you are out of state, hire a full time PM .

@Gregg Benningfield This is a bit off topic but with the recent $10,000 incentives for employees of some tech companies from the SF Bay Area to move to Tulsa, has that impacted the market ?

@Ryan Blake - I was simulating some of the protocols we have in my full time job - our office implements daily enhanced cleaning for the limited number of employees that are allowed on ground. I was curious to see the extent of cleaning that apartment owners and managers were doing - we are now six months in and it appears physical distancing is the most important tenant safety factor and not the transmission via surfaces .

@Mario Russo Run away ! These insurance companies contract with the worse technicians with extremely long response times. The technicians will continue to attempt to resolve the problem and if they cant, the company will send out another tech . This can go on for weeks and weeks on end . It is very difficult to get the insurance company to replace anything that has obviously failed . You are better off saving the premiums and putting in a reserve fund.

@Stephen Spearman - we are in similar situation - we have a tenant moving out June 30 and normally we would be doing showings weeks prior to move out date. Due to COVID19 - our first showing will be a couple of days after tenant moves out. Unit will be cleaned and disinfected. Liability and risk not worth showing while unit is occupied.

Hi BP community - is anyone utilizing extra cleaning and disinfecting services in the common areas of your buildings?  Have tenants requested such services to be performed?  I have proactively done weekly general cleaning and wiping down of high touch surfaces ( typically this would be bi-monthly or quarterly ).   Is this effective in enhancing safety ?

@Tamar Hermes So far 3 of 5 units have paid but usually the remaining 2 always pay on the 5th. B class apartments with one A class SFH .
