Yes I would like some help in Dayton. Are you in Oh or Ga.? I have one large duplex in dayton and on SFH in Warren. There are a lot of great deals to be had in Ohio in general. There is a auction on the 12th of next month for 44 homes that are being sold with no starting price and they all must be sold (court ordered sale). Who have you worked with in the area. and what are you getting for rent? section 8 ? keith

Thanks for the input. What book are you refering to? I just finished with the AZ tax lien sale which had way to many people bidding...Trying to do Ga. but need to find more info. Thanks Keith

Well you are close on most of what you ask. If the trust deed you are bidding on in in first postion ( the first recorded) then yes everything behind in (second,third ) are wiped out. The key for me was to look at the date of recording at the court house. This are great but they require a chunk of cash up front. I like tax liens much better and you have a chance of ending up with the property too. Keith

I am looking to buy tax liens and tax deeds this month and next but I need someone to go to the auction. If I can find the right party we will both win big time. You must have some clue with real estate. I am not new to this area. I need to find out some information about how this county handles their sales and time lines. I am planning on buying several homes in the dayton area during the first part on the year. I need to locate a good crew to do the fix up and so on.. If I can find the right person this would be a win win for us both.. I am not new to this by any means. I own several houses in cali and did all the work with a great partner out here. The homes will be in the general area of the college...Keith

I just went though this in Cali as well but I offered the person in the house $300 to get out . They get the money when I get the keys... Better for all. Keith
