I've been doing a lot of reading and research regarding land trust and I am interested in learning more and possibly using this as a tool as I progress in my real estate journey.

My question is, can you form a land trust and make an LLC the beneficiary if there is existing financing on the property? My reason for doing this is to take my name off the title and replace it with the LLC which will be the beneficiary and maybe a family member or attorney as the trustee. Also, if I want to seller finance a deal in the future this may be an option for me.

Welcome to bigger pockets. You're  definitely in the right place if you want to become serious about owning real estate. I would recommend reading as many post, blogs etc on here. I usually spend about an hour or so a day reading.  As grant cardone says, "you need to skill up". Also, what has helped me is sitting down and making a plan that includes where I  want to be a year from now, 2 years etc. I also started doing that with money. It works as long as you hold yourself accountable. Best of luck and feel free to reach out as I am always expanding my network.

@Account Closed thank you for the information. By partnership, I mean I own the property with someone else. I don't live in them. 

The way I see it is neighbors A who do not leash their animals is at fault. But legally I don't think I can make one party kick out their pets and not the others......got a complaint today that the neighbors are continuing to let the dogs run free.

@ Greg s. Thank you for your input, very helpful. That is what I was thinking. I want to be a fair landlord and I feel I should specify the lease and let them handle it themselves, should I wait or seek legal counsel to change the lease to have it read: include leash animals, control, etc...

So the overall story is neighbor b was doing everything right and neighbor b was in violation. Because of  the bite neighbor b is liable? I want to be fair and avoid civil action.

@Michael Delpier I do have pets in the lease but I fail to specify the control of them and to have them leashed......your thoughts....I can upload a snapshot of the pet section if you want.
