@Mike F. It makes sense as they are deciding whether it’s safe for them to lend the money. I was very offended when a banker asked my husband and me where we got our money during a deposit we made. We both felt that was really out of line, as we were not there to borrow any money, only deposit. I said it was from a “negotiated transaction”, and that put an end to the questioning about it.

My original comment was in response to @Ivan Barratt's comment. Sorry, still learning how to use the forum! I didn't mean your problem is great; I mean Ivan's suggestion of having your wife hear success stories from others already doing REI is helpful!

This sounds great. Reminds me of how kids listen to other people before they’ll listen to their parents. Some people don’t think outside of “go to school, get a job, trade time for money=work for someone else to profit from your labor, max out a 401K, then have some freedom upon retirement”.

You can A) let her do it and learn from the experience, or B) do as I saw today, in a Bigger Pockets YouTube video, where Brandon said do not ever rent to family and friends; it NEVER works out well. @Brandon Rodriguez an economical lighting solution would be LED lights, since they are extremely long-lasting, energy-efficient, and give off little to no heat. Get motion-sensor lights, so lights don’t remain on at all hours; only when there is movement in the vicinity of the light’s sensor area.

If the scenario were changed and an earthquake caused the decoration to fall from the wall and break, it would likely be that the tenant is at fault for not adequately securing the decoration to the wall. If the repair company carried out the floor repair in a reasonable fashion, with no negligence or wrongdoing, it’s likely that the fault is neither on them, nor the landlord, but seems to be on the tenant for precariously hanging the item.
