Hey everyone,

I currently own a duplex and I'm eager to explore wholesaling. I've watched a few YouTube videos on the topic and would love to learn more. If you were starting out again, how would you approach it as a beginner? Any recommended courses?

@Marcus Auerbach I should clarify, I didn't want to fund the entire downpayment with a heloc. I plan to use most of my own money, just wanted some extra capital incase I needed it to make the numbers work. I also was wondering if I could use the heloc to make improvements to the property as well?

Hi folks!, I'm looking into doing a HELOC on my current owner-occupied duplex (live in one side) to help fund a down payment on another duplex. Does anyone know a local credit union or bank that will fund a HELOC on an owner occupied duplex? Anyone have any ideas? Thank you!

Hello!

Happy to share my experience and give some advice. 

I have been a property owner now for over a year. I bought an owner-occupied duplex last summer with conventional financing. When I moved in there was a tenant currently living in the upper unit. He's been really great and reliable. He even helped me hang and mount my tv! I agree with @Brock Mogensen setting your tone early on and being clear with your intentions and rules. At the end of a day it's a business relationship.
