Thanks for the feedback! I have already connected with a few mentors and got connected with the option to become a commercial or residential real estate agent with solid firms (crye leike / cushman & wakefield) and mentors if I am interested.. A few others said they'd recommend me for jobs once I send my resume. Based on conversations, CRE could be a great option long term but I may be locked into a lower income in the short term and the potential for earnings are more dependent on my production in the residential space. Thoughts? Would looking to become an agent be a solid option to start?

Hello, I just graduated college (in 3 yrs) with a finance degree and am finally ready to go all in on real estate investing. The thing is I don't quite know where to start especially in today's economy. I have read a number of bp books and have built up a solid amount of business knowledge especially in marketing as I have helped with a number of marketing oriented projects at my church. Also, I have about $8k in cash and no debt at all!  I'm going to start looking for a few meetups each week to go to and analyze properties daily.. I don't have a job at the moment aside for working at my church on the side. Any thoughts, suggestions, etc.?? Thanks all

@Andy Rousch Thanks man, that makes a lot of sense. I am living from home right now but am looking to do a house hack in the future. I am definitely going to take that credit advice into account. Are there certain benefits of doing a multifamily to start vs purchasing a single-family and renting the bedrooms to college buddies?

@Ryan Thomson Wow this is so helpful, thank you! Okay that makes sense, I think my parents would definitely be able to help me with my first property. I didn't mention that I do run a pressure washing company for about 8 months during the year where I generate a decent income, this is considered a self-employed income. Do you have any suggestions with that in mind? Thanks!

@Danielle Jackson Thank you for the advice, do you have any loan recommendations for starting out? It seems like an FHA would be the most basic option. I'll admit that I do not have an established credit score yet since I only recently got a credit card. My thoughts are to get a loan in my parents' name until my score is solid..

Hey all, I am a nineteen year-old college student out of Memphis, Tennessee. I have been listening to podcasts, books, etc. since I was about sixteen but only now am I beginning to take real estate more seriously as a career. I currently receive about $2,000 each semester since my scholarships exceed tuition, and I have about $5,000 saved up. After listening to podcasts and reviewing resources, I am intrigued by small multifamily property investing so that I could "house hack" while also fixing up that flipping that property. It seems like Memphis is also a strong cash flow market, and with inflation on the rise, any good deal I buy will appreciate over time. My question is: What are your recommendations for beginning this journey of real estate?
