When house is sold, the note (piece of paper) is null and void. Now, someone got cashed out on that note, or someone lost the house to a tax sale. title insurance cannot do anything in this case. Title insurance is protection that the title is marketable and chain of title is good and there is no cloud. Title insurance is only good for time before the day the policy was issued, not after.

We have a property that needs a trash out and get it move-in ready in Litchfield, MN (about hour west of Minneapolis MN). Can anyone recommend a honest and reliable general contractor that will work in that area?

Closer to face value notes would need to be in hot markets such as California or Arizona. Another factors is length of note and if there is a balloon payment or is the note close to its pay off period.

For example interest only note with balloon payment in 60 months or so will probably get just about it's face value. Another example is if note has high interest rate and has significant equity.

All of that is on top of spotless seasoning over multiple years with high credit score and paycheck info from the borrower.

On my recent vacation I came across a Russian tourist that said that he invests into debt instruments such as notes in Russia. Other than that, I have no other information.

I also know that some countries in Europe do not sell off mortgages because their banking system is completely different and highly regulated so bank does everything in house.

With close to 200 podcasts and double or triple of that in mentioned books, does bp keep track of books mentioned on podcasts and how many times they were mentioned. Possibly a sortable list of books?

In short, I would ask you if you want to be a landlord and fix toilets or you just want a cash flow secured by real estate?
