Hi Keith. My side hustle is kitchen, bath, closet design. I also work for designers builders and agents and such doing virtual staging and 3D visualizations. This stuff really helps sell. I wish I could flip cars or something like that. It sounds like it brings in good money.

Thank you everyone for the replies and I think I will keep researching and learning about it. I could partner with an agent. I believe I will want to go the route of buy and hold. I have a friend who is a serious flipper and he just told me he is going for his license because he doesn't want to pay a realtor to list the flips and can negotiate the purchase prices by saving commissions for the sellers when buying. Before I rush in I will try it without. Thanks so much I am really glad to be here on BP.

I agree do not paint orange or any other color. I am an interior designer by trade and when we talk about investing or selling, we advise people to go as neutral as possible to attract as many people as possible. Having said that yes gray, or white. Be careful with brown related colors as they may end up looking like builders outdated beige.

I am just beginning the journey in real estate investing and I am following the beginner guide I found on Bigger Pockets. I was thinking of getting the salesperson license but one expert says not a good idea because a licensed investor will be held to higher standards and that could complicate things. On the other hand, another expert I just listened to on a Bigger Pockets podcast said it is an absolute must to get into the MLS etc. I am trying to decide what to do. Any thoughts?
