I am so sorry to hear that ☹️☹️☹️☹️ I know it’s Uber frustrating and quite frankly blew me away. I really couldn’t wrap my brain around it.

But it’s a part of the game. And remember… it’s your property. It’s an appreciating asset. Just get through the eviction, have your team in place and start scouting for a new property manager.

The anger will subside. With time.

Ok good. I thought so too.

Working with them so far my only complaint is the speed of their process. They have a good amount of inventory. I’m happy for them but things have to keep moving.

We really need a universal do not rent list. Like carfax.. but for tenants 🤣🤣🤣 I know I know it’s illegal and housing is a necessity and everyone has a story.

But I take solace in knowing that throughout the industry landlords as a whole see evictions as a solid no. Somewhere in that gives me peace. Because seeing that represents someone’s else’s struggle with that person. And in a way each of us is standing with that landlord.

The PM is charging me 5% of the monthly rent with a one time $200 initial fee. Paid once even with multiple properties. And 70% of the first months rent when they place a tenant. I like them because they give me the option of using my own contractor. When researching most PM companies make you use their own then charge the landlord a percentage of the job cost. Didn’t make sense. They also specialize in section 8.

I feel slightly uneasy about having a PM but I know it’s for the best. They have the experience that I don’t. Once I get there I will look over the lease and add what I see fit.

C is where I wanted to start because my expenses would be lower in case of a non paying tenant. I wanted to get my feet wet and not carry too much monthly overhead. I will work my way up.

Ironically, the area that I chose is developing. Small and large indicators of revamping. Buying and holding has my heart.

You’re right on paper the numbers are excellent. The profit margin is above satisfactory. If all goes well though.

It's a two year lease from HUD with build in yearly inspections. I'm hopeful. I just have to get through the pre inspection 🧐
