Thanks for taking some time to help me, I appreciate it!

Okay that make sense now I’ll try to take it into account and run the numbers again.

One thing is not clear for me tho how to estimate repair costs. Probably will need to order an inspection? But it could be a problem if units are currently occupied or not? Being out of state make things more difficult.

I am thinking maybe to concentrate on Indianapolis market and maybe find an agent there.

Hey guys, I am new here after BP webinar trying to analyze some properties for practice.

So I found this duplex on Realtor, it is currently PENDING so not really going to do anything with this just wanted some feedback.

So what we have here is a duplex in Indianapolis, IN, with two 1bed/1 bath units asking price is $89,900.

Estimated rent for 1 bed in the area according to Rentometer is about $650, but I conservatively put $600 in my calculations.

House looks OK but I put $5000 in a fixing budget.

So, after all, we got $285 in cashflow monthly with about 13% cash on cash which is looks pretty good to me for a random listing from realtor.com which is also been there for 175 days now.

So my ultimate question is what do I get wrong? Is it a hood/warzone neighboorhood? But school ratings looks more or less okay.

Chances it requires much more money to invest in fixing? Possibly.

Thanks, sounds good. But I am looking to invest out of state. I live in Bay Area and there is no market for rentals here at least on my level.

Hey guys, I am very new here this is my first post.

I want to invest in rental properties and my first goal is to achieve around 5k passive income from rentals.

Right now I have a good income and maintaining low cost of living, so while things are this way I want to invest aggressively. I am able to invest let’s say about 25k every 6 months.

So my current thinking is to buy 80-100k houses in Midwest with 800-1200 rent a months. Put down 20% and finance the rest and keep doing it for the next few years. In about 5 years or less I acquire 10 houses and start to pay them off one by one and when I am done I am at my goal.

I know I am new and maybe my plan has flaws but I might be able to correct my course as I move forward. I am not looking for easy or quick money just want to build financial independence for my future. I might not make that much money in future or may start a family and have much less funds to invest so you get my point.

Also, right now I don’t know how to target my future purchases for now I am planning to use Roofstock but also would be glad to meet real estate agents who I can work with.
