I'm looking for a firm in Columbus Ohio area that can assist me in a cost segregation study on my newly purchased investment property in Columbus. Would love to hear if anyone has had experience with one there and roughly how much they may cost.

Thanks everyone for the feedback. It's looking like the best lending rates I can get in the are 6.75% after putting 30% down. Rate doesn't budge really even if I put another 10% to 30% down. After running the numbers, the property is only a little bit cash flow positive (around $2k annually) and that obviously doesn't account for anything actually breaking. Doesn't sound like this particular property makes financial sense as an investment since even with an all cash purchase it would take over 15 years to pay itself back. Agree completely that leveraging is the preferred method, but will likely look for another property. Appreciate all the help and advice!

Yeah, with rate so high (between 6.5% and 7% from what our broker told us),  the cash flow on the investment property was extremely low or non existent in some cases. I'd love to use leverage if it made sense but seems not wise to do knowing I have the available cash for the purchase

I'm in the process of trying to purchase a rental property and wanted ask about adding a mortgage to a property later. In a perfect world, I would pay all cash for the property now and then maybe a year or two later i would add a mortgage to the property when interest rates hopefully come down a bit. Are there any issues related to doing it this way?
