Chris hit on something other than the lender approval. I'm in the process of You Tube Interviews with an "Investor Friendly" Title Co. in Houston. His( RE Attorney) underwriters have all but stopped issuing and will at some point stop issuing title policy's for flips. Even with exclusions in Schedule C of the policy, the general consensus is the possibility of fraud in the transaction. They don't want too deal with that issue.

I got my start in RE through the RTC. Property disposition as we called it. The mandate was "get the REO off the books". Far greater discounts on REO than we see today. We worked out of the "problem loans" in about 18 months. Was it painful? Hell yes. Did the world end? No.
The crooks even went to jail. When I say crook, I mean S&L CEO's, Boards of Directors.

I'm with you McKellar but, the ADULTS were in charge then.

Boy, nar has a lot of room to talk. Why, just in February, I remember Yan had to revise several years of sales stats because they were overstated. Nar has no credibility with knowledgeable media. As an agent in Houston, If I don't belong to nar, I can't access the MLS. Other agent sites are very unhappy with nar.

I wonder how much liquidity would be lost if investors were not purchasing property? I do agree, we need to get the REI Clubs to be more community active. Think how far that would go for us.
