Yes it's a 1953 house.  Many properties in my area were built in the 1950s.

I am going to paint the interior, replace the carpeting with vinyl plank, and update the closet in the kitchen to turn it into a pantry.  I also have a foundation issue to correct.

my girlfriend purchased a home through first look, or homepath, one of the two Fannie Mae programs. I financed it with cash. I'm going to rehab it for her and then she will be moving into it. I would like to have the utilities in my name through the rehab. 

Does Fannie Mae check up on anything as far as who the utilities names are in?  Since she should be living in it.

I am financing it to her as a hard money lender would. 1st mortgage with my cash. So she would be making payments to me. 

The property  needs work, so she won't be moving into it until the work is completed. I was just wondering if anyone knew the boiled down version of the rules behind first look program, or home path.

My girlfriend found a house she likes with a first look program. 

She made an offer and got it accepted. 

I will be financing it with cash. 

 Is there anything I should be aware of when dealing with the first look, or home path? The reason I ask is because me being an investor, I don't Want to throw up any red flags for her.

Jenkins, I emailed you a while back regarding finding wholesalers. 

I'm looking for rentals or rehabs south of I94. 

I did 6 rehabs last year and a few this year. 

Cash buyer with quick closing!

Are you investing in the milwaukee area currently?

I've picked up a few places this year for rentals, but have been challenged finding rehabs.  I had 5 rehabs going this time last year. 

Any insight on finding deals welcomed. 

Available properties in milwaukee are difficult to find.  I've been rehabbing in the area for a few years and have found it more and more difficult to find properties that actually make sense.

Their products are the same as the exterminators use.

I used their combo pack on a 3 unit I have and got rid of them.
