Post: Private money mechanics/structure for fix-n-flip?

Hey guys great topic I'm having a similar situation as Jake, I have a friend and family member willing to loan money to my llc with an agreed upon split of the net profit from the fix and flip. Their combined investment is $25k, I want to use this capital and leverage it as a down payment on a rehab loan with my local bank. My intent has been okayed by my investors, my credit is strong and the loan will be backed by me, I just lack the funds for down payment. Does any one see any issues with this, or is my thinking way off and thus not possible? Your opinions would be much appreciated, thanks!!

Curious if anyone out there has done business with Investors Choice Funding? They are a hard money lender based out of Colorado, and they are starting to lend in Missouri. I learned about them from my local REIA. They came and gave a presentation, that I was unable to attend, and I'm thinking about using them. Any advice or reviews would be great thanks! If you are looking out east stay in Blue Springs, Grain Valley, and Lees Summit you will garner more rent per unit, and see better long term appreciation.

Hey Rich I'm a Real Estate Agent in Eastern Kansas City, I do most of my sales in the suburban areas of the city like Blue Springs, Lee's Summit, Independence etc.. People here are very excited for Google Fiber. We have already seen a large increase in sales this year. My brokerage released this statement not to long ago:

If you are focusing primarily downtown you have to be vary careful of the area you purchase in. It goes from war zone areas to Plaza Lights in a hurry if you know what I mean. You would have to specify exactly what part of the city you are finding your properties for me to verify those numbers, but those SFRs are definitely out there.
